Seller’s Remarks.
This century home with wide plank floors, original trim, doors, and wainscotting has lots of character. But it has also been updated. The roof is solid. The old shingles (4 layers) were removed and replaced with 30-year shingles just 12 years ago. There is a dug well (new cover in 2020) and lake water sources available, with a grey water system installed in 2018. Potable water samples were taken in 2023 and all tested well. New thermal windows were added in 2006. A new water heater (rented) was installed in 2019 and a new wood stove in 2020, just to name some of the more recent improvements. The home is winterized for use year-round. It heats quickly with the wood stove and a few radiant electric heaters. It would benefit from a new furnace with the bonus that all the duct work has been installed.
The house itself has quite a history. Denbigh was once a lumber mill town. The mom in the family that originally owned the home was principal at the Denbigh school. She also taught Sunday School, in the kitchen, to many folks in town. She added much not just to the community but to the property itself. There’s a 100 year old rhubarb patch and wild asparagus, fiddlehead ferns, raspberries, strawberries, and three mature apple trees that bear fruit. There are also lilac trees, a snowball tree, a cranberry bush, forsythia and crabapple, all adding to the beauty of the garden. A son from the original family, who grew up in the home, still owns the grey cottage on the right, beyond the rail fence. The lake itself, around which everything is centered, is peaceful and not overused; the boats on it are mainly kayaks and canoes. The loons can be seen and heard throughout the day and evening in spring and summer. The lake has great fishing: Bass, Northern Pike, Walleye, and Yellow Perch (winter or summer). It is also inhabited by otters, turtles, and other wildlife.
One of the best features of the property is its location. While very private (with only one year-round neighbor) it is easily accessed in winter as well as summer. The highways are well maintained.
